At a glance

Pinecrest at a glance.

Pinecrest became a village in 1996, but its streets took shape decades earlier, when ranch-style houses went up on lots of about an acre in the 1950s and 1960s. Many of those lots now hold updated ranch homes or newer estates.

The village lies between South Miami to the north and Palmetto Bay to the south, with Coral Gables to the east and US-1 along its western edge.

Character and history

Pinecrest grew as a suburb of wide lots long before it incorporated. Parrot Jungle opened here in 1936; the attraction later moved to Watson Island, and the village bought the original site in 2002.

Landmarks and daily life

The village opened that site to the public in 2003 as Pinecrest Gardens. Day to day, Pinecrest is about home life: large yards, pools and quiet residential streets, with shops and services along US-1.

Getting around

US-1, called Pinecrest Parkway here, runs along the western edge toward South Miami and downtown. Metrorail’s Dadeland North and Dadeland South stations serve the village.

The homes you’ll find

Expect single-family homes on generous lots, from original ranch houses, some updated and some not, to newer estates. With this much land, the lot, landscaping and outdoor space matter as much as the house.

What to check here

Large lots mean more to inspect. Have the pool and its equipment checked, look at drainage and big trees, and ask whether the home is on sewer or a septic system. On older ranch homes, insurers often ask for a four-point inspection and a wind mitigation report.

How Bilal helps

Bilal short-lists homes by lot, layout, condition and budget, sets up private tours and helps you plan inspections that cover the whole property, not just the house. Then he negotiates your offer and follows appraisal and title work through closing.

Ask Bilal
01Is Pinecrest a good place to live?

It suits buyers who want space: large lots, yards, pools and quiet residential streets, close to South Miami and Coral Gables. Tour a few streets with Bilal to compare the lots and homes.

02How big are the lots in Pinecrest?

Many are around an acre, a legacy of the ranch houses built in the 1950s and 1960s, but sizes vary. Confirm the exact lot size and any easements in the survey before you close.

03What is Pinecrest Gardens?

It is the village’s public garden and park, on the site where Parrot Jungle opened in 1936. The village bought the site in 2002 and opened it as Pinecrest Gardens in 2003.

04Do homes in Pinecrest need flood insurance?

It depends on the property’s flood zone. Lenders require flood insurance for homes in FEMA high-risk flood zones, and standard homeowners policies do not cover flood. Check the zone, read the seller’s flood disclosure and get quotes before your inspection period ends.
