At a glance

Coral Gables, the City Beautiful.

George Merrick planned Coral Gables during the Florida land boom of the 1920s, and it was incorporated in 1925. His plan called for Mediterranean Revival architecture, which still shapes the city’s look.

The city calls itself “The City Beautiful” and guards that look: a Board of Architects reviews exterior changes and new construction. The University of Miami, founded in 1925, is here too.

Daily life

Living in Coral Gables.

Character and history

Merrick required the Mediterranean Revival style for the city’s early buildings. Coral Gables passed its first historic preservation ordinance in 1973, and homes from the 1920s still stand beside later ones.

Landmarks and daily life

Landmarks are part of daily life: the Biltmore Hotel and its golf course, the Venetian Pool and the shops and restaurants of Miracle Mile. Fairchild Tropical Botanic Garden is on Old Cutler Road, beside Matheson Hammock Park.

Getting around

The free Coral Gables Trolley runs along Ponce de Leon Boulevard from the Douglas Road Metrorail station, and University station serves the University of Miami. The Underline, a park and trail beneath the Metrorail, runs through the city.

For buyers

Buying a home in Coral Gables.

The homes you’ll find

Expect a range: 1920s Mediterranean Revival houses, homes from later decades, newer builds and condos. Some properties are designated historic, which adds another review to exterior work.

What to check here

If you plan to renovate, ask early. The Board of Architects reviews exterior changes and new construction, so a new roof, windows or an addition may need its approval as well as a permit. Confirm that past work was permitted.

How Bilal helps

Bilal builds a short list around the streets, style and budget you want, sets up private tours and flags questions about past and planned work before you offer. Then he negotiates and follows inspections, appraisal and title work through closing.

Ask Bilal
01Is Coral Gables a good place to live?

It suits people who value architecture, established streets and landmarks close to home. The city is known for Mediterranean Revival design, the Biltmore Hotel, the Venetian Pool and Miracle Mile. Tour a few streets with Bilal to see which part fits your routine.

02Do I need approval to renovate in Coral Gables?

Often, for exterior work. The city’s Board of Architects reviews exterior changes and new construction, and permits apply as well. Ask early, ideally during your inspection period, so you know what is possible before you close.

03What kinds of homes are in Coral Gables?

Mediterranean Revival houses from the 1920s, homes from later decades, newer construction and condos, some of them designated historic. For current homes for sale, ask Bilal.

04Do homes in Coral Gables need flood insurance?

It depends on the property’s flood zone. Lenders require flood insurance for homes in FEMA high-risk flood zones, and standard homeowners policies do not cover flood. Check the zone, read the seller’s flood disclosure and get quotes before your inspection period ends.
