What you get
From the first call, Bilal works to find the right home for you and to protect your interests through the offer, the inspections and the closing.
Commute, schools, the water, flood insurance and HOA rules change from one neighborhood to the next. Bilal helps you compare them before you spend your weekends touring.
Tours planned around your calendar, with honest notes on each home: what works, what needs work and what to ask the inspector.
Bilal studies recent sales to help you decide what to offer, then negotiates price, credits, the inspection period and the closing date, and keeps the lender, inspector and title company on schedule.
How it works

Buying in Florida
The rules and costs that surprise newcomers most. Bilal explains how each one applies to the homes you like.
Since August 17, 2024, agents who work with buyers through the MLS need a signed written agreement before touring homes. It spells out the services and how the agent is paid, and its terms are negotiable. Bilal walks you through it before your first tour.
Insurance is a real part of the monthly cost here. Standard homeowners policies do not cover flood, and lenders require flood insurance for homes in FEMA high-risk zones. Get quotes during your inspection period, and ask for the roof age, the four-point inspection and the wind mitigation report.
For a condo, ask for the association’s budget, the building’s milestone inspection and reserve study, and any special assessments. Many associations must also approve new owners before closing.
If the home is your permanent residence on January 1, apply for the homestead exemption with the county property appraiser by March 1. It lowers the taxable value of your home and limits how fast its assessed value can rise.

You can start looking without one, but it is worth getting early. It tells you what you can spend, and many sellers expect a pre-approval letter or proof of funds with an offer.
Usually lender fees, the appraisal, inspections, the lender’s title policy, taxes on a new mortgage, and prepaid insurance and property taxes. In Miami-Dade and Broward the buyer customarily pays for the owner’s title policy too. Your lender’s Loan Estimate lists the figures.
Yes. Bilal plans tours around your trip, and parts of the closing can often be signed remotely. Buyers who live abroad face different financing and tax rules, and a 2023 Florida law limits some purchases by people domiciled in certain countries, so talk to a lender and a Florida real estate attorney early.
